My father is unable to deal with his affairs and lives in a nursing in Arkansas. I'm his court appointed guardian and have full control over his affairs. The nursing home fees are primarily paid by Medicaid. My sister wants to sell her house and move into dad's house and buy it when our father passes away. She wants to live in the house, pay the utilities, taxes, upkeep and insurance; yet, pay no rent/lease. Before she moves in she wants to have the house appraised, and that appraisal be used to settle the estate once dad dies.
I have no problem with her moving into the house, pay the bills (etc.) and purchasing the house after dad dies. However, I believe the apprasial for settling the estate should be done after our father passes, and any repairs/remodel would be at her own expense in lieu of paying rent.
Please advise best and/or legal method for handling this situation?
