I live in a 25 year old small (20 unit) townhouse community in NJ governed by an Association. Is it required by law to have an Association? Can each unit owner be the sole proprietor of his unit responsible for the upkeep of the unit (exterior and interior) and land outside the unit? What is Fee Simple Ownership? What will be required to modify the community title?
