I own a 6000 sq. ft 3M property that is in trust for my 16 month old son. I am renting it out as a vacation rental to upscale families visiting the United States from abroad as part of a cultural exchange program.
I have followed the rules of the HOA CC & R's diligently which state that the property may be rented out but not for less than 2 months at a time.
The families I have rented to are lovely law abiding citizens of foreign countries that have not been disruptful or in any way have degraded the upscale private area either by volume of traffic or noise or disturbance. There have NOT been a parade of guests.
THIS IS NOT A HOTEL situation.
It is a landlord tenant rental agreement within the rules and regulations afforded me by the CC & R's I agreed to.
Furthermore, I have hosted 2 events in my home; an engagement party for my niece and my baby's first birthday party.
The HOA accusations are false and unwarranted.
I am summoned before the HOA Board of Directors in a special hearing specifically called for my case where I am being accused of running a special event business and a short term vacation rental business.
How can I defend my case?

ps. if there is a real estate attorney in the LA area that wishes to contact me directly I am willing to pay the appropriate fee for the proper defense.
