We recently sold a house in OH (October 31st, 2006). The house was of very new construction (it was the model / show house and had therefore been used by the sales people for approximately two years when we bought it). As it had been used for that period, we did not get the standard 12 months warranty you normally get with a new home for appliances etc, however there is a 30 year building warranty).

It was in good order, but when the buyers came to view they noticed that the sump pump was almost continuously running. We did not know that it should not be doing as this was our first experience with a sump pump. The buyers did not get a home inspection and we purchased a standard home warranty for them, which covers appliances etc.
