Adding someone to title

Father $30,000 down payment on home we are puying for, he signed a gift letter,wants to be added to title after closing with 20% interest in the house,is that okay? What rights does he have? Will it be listed somewhere for people to see his name on it along with ours?

If he is going to be on the title, then he should also be on the mortgage. By adding him to the title, he becomes an owner of the property with rights. I would not add him to the title and sign a loan document with him. Just my two cents.
