Need any help you can offer me

Don't know how unique my situation is.
I would appreciate your feedback on this.

My parents purchased a home in 1971. They entered into a joint tenants in common with my older brother.
I am the only other child. My name was not included on the deed/ title.
My parents owned 50% and brother 50%.

The mortage was faithfully paid until it was fully paid off.
In 1977, my Father passed. His portion passed to my Mother.
She now owned 50% and my brother 50%.

In 1998 my Mother passed. She did not leave a will.
My understanding was that her 50% portion would be equally divided between my brother and me.
My brother would own his origianl 50% plus the 25% (total of 75%) from our Mother and I would have 25%.

Shortly after, my brother decided to fill out a quit-claim giving
me his 75% portion. He did this because he never paid any money on the mortgage, taxes or upkeep of the house.
I was responsible for the care of my Mother after my Father died.
I was always there for her and I lived with them ever since they moved in, in 1971. I was a devoted daughter in her care for 22 years.

Here is where the problem now lies.
I never filed any paperwork using the quit-claim my brother gave me. I don't know why I did not. I was in shock and did not re-act.
It was something that was never done, but should have been.

Now my brother is ill and it is his wish that I do whatever I need to do so that the title is entered into my name.
I have both my parents death certificates.
My brother is willing to do whatever he has to do to accomplish this name transfer on the deed.

He plans to visit me in a two weeks time.
What do I need to do?
Where can I find a lawyer to help with the paperwork.
If my brother has to come with me to sign any documents he could do so. He will be here on May 9th, attending a college re-union on
Friday, the 11th.

Can anyone help with what I need to do?

I'm not sure about new york, but here in California a quitclaim is very simple. You can ask a realtor or title company to get you the form or you may be able to find one online. Ours is just one page and needs to be filled out by a notary and signed by the person giving up title. Then you send it or take it to the county recorders office and pay a small fee (ours is like $20 or less) and they will then record title in the new owners name.

I have two young kids under the age of 4. Should I just have a simple will made up or do I need a trust? My understanding is that a simple will only costs 125 whereas a will and trust will cost 650. Any information would be greatly appreciated.

i was wondering if the rockband instruments will work on guitar hero 5 for the wii? or will i have to buy the guitar hero instruments, 2 guitars and drums? thanks
